I’ve been very clear. I posted this. I posted lies. I did this because she posted lies about me. It really is not any more complicated than that.

For the record Nick stole from me and took advantage of my friendship. I don’t consider either of them model citizens. But I have, and would continue to be, a friend to either of them if they needed me to be. Why? Because I don’t turn my back on people and I don’t let petty B.S. and name calling erase 10 years, of what I thought, was an enjoyable friendship.

As for some of the above, I’m sorry I’m not a druggie… I used to smoke a little in college but whatev… it was stressful.

Abuse, whether verbal or physical, towards women is NOT cool, by any means, even if for some reason the person being abused attacked or otherwise provoked the individual (not saying this happened, as I don’t know nor will I ever know the events that transpired as I was not there). I find the thought of laying a hand on someone to be nauseating and would never have a “laugh over it”.

As for anyone posting on this about me, who thinks they know me… you don’t. I don’t pretend to know you and I kindly wish you stop making assumptions. At least now the posts have become less name calling and a bit more like logical arguments. I swear on Both grandparents, and my two uncles graves that I have not posted anything in the comment section under any other name but “Kevin” on this or any other page on this site. I know it’s hard to believe someone openly complains about someone without hiding behind an alias. Yet it’s true as I don’t have the same 5th grade mentality as Tanya or Nick apparently.

The thing that pisses me off most though, is that I had shit talked about on me here from when I lived on the south side, that was over two years ago and happened before the explosive relationship being discussed on here. When I lived there, it was before the break-up even happened. So I had shit talked about me by someone who at the time, I thought was a very close friend. I had no idea my friends were two-faced. That’s why I created this post on “Tanya Maglio”. All I ever wanted to do was be a friend. She even came to my housewarming party when I moved and helped me so much with the preparations. I was HAPPY to have her there and enjoyed her sense of humor throughout the evening. Other party guests enjoyed her as well.

The night that she was attacked, me and my gf at the time drove out by her to support her. She cried, we hugged… I cared. Her reason for not wanting to be my friend anymore was simple. It was because I had known “Poehlman” longer. She said she could no longer be my friend and hung up the phone. I didn’t hate her for this decision. I think it was smart she cut ties to everyone as it’s clear that relationship caused much more pleasure than pain. But that’s all she needed to do.

Why the shit talking? We never fought, things ended and people moved on. I just simply want to know why you felt the need to cyber-punch me in the nuts?

I don’t hate you. I simply don’t like you anymore.

I think he was more of a association then a friend and he was fucked up on something.

What is posted up her is just proof, but he is likely to say it was due to something.

I doubt she cares. You always find out who your true friends are and who is full of shit and slandering people behind their backs like a jealous teenage girl.

The following contains the details of the complaint I wrote when I took them to court. I won judgment against them but then Mike lied and presented false documents related to his assets and bank accounts to mislead any effort to collect on the judgment.

Prior to agreeing to purchase this property I met with the HPG. They assured me that despite that their only prior property management experience was with small residential homes of 1-4 units they told me they were prepared to take on a 17 unit apartment building. They said the “They specialized in dealing with challenging tenants such as those who currently tenanted my building.” I believed them. I wish I hadn’t.

The HPG contract is promoted and sold based upon their asking for a very reasonable (low) monthly management fee %. Since most financial models only ask for this % in determining the expected property management expenses most pro-forma projections are much more favorable than which they will actually will be in reality. This is because much of the property management expenses and fees HPG earns are hidden in details, i.e. the small print, in a manner not obvious to the unsuspecting property owner who wants to believe Property Managers will have the owners back and will have their best interest in mind. I’ve discovered that this is very far from the truth.

HPG does not allow the owner to see the actual lease agreement they have the tenants sign (I was told it was their “proprietary knowledge” and held closely to HPG because it contained years of experience that other competitors would love to get their hands on.

However, what you soon discover is that the agreement is designed to create additional revenue for the HPG due to their control over making repairs, serving evictions, and re-leasing the empty units. However, upon termination of our contract by HPG I was given a copy of one of the tenant’s leases prepared by HPG.

In reading through the lease agreement, for example, I noticed paragraph 26 that unbelievably states “Plumbing Repairs: Tenant is responsible for all plumbing repairs including faucets, leaks, stopped up pipes, frozen pipes, water damage, and bathroom caulking.” Of course unless the tenant is a licensed plumber they should not be expected to be able to conduct plumbing repairs, nor would an owner want such risky activity conducted. Thus such work is not performed and plumbing problems not only go unrepaired but unreported to the landlord!!! As a result, the building (as I can attest) soon has major water damage issues which results in units being condemned, tenants moved, and HPG’s maintenance team is allowed to come in to earn hundreds or thousands of dollars conducting building repairs (@ $45/hour, and/or earning 20% additional on any charges paid to a contractor).

Another example is that HPG has little incentive to get an existing tenant to pay rent on time. Why would they? They get to keep any late fees the tenants pay. And if they don’t pay it is much more profitable for them to recommend evicting the tenant, thus allowing them to earn $250 per eviction (+ travel time @ $25/hr and mileage @$.50/mile). Then, after the tenant is evicted the HPG maintenance team steps in, charges hundreds or thousands of dollars to paint and re-carpet the unit, HPG then leases up a new tenant, and keeps the first month’s rent as a bonus, even if it has not been paid by the tenant! You can imagine the devastating affect this would have on an owner’s cash flow!

My property management agreement allowed HPG to retain 4.5% of the total rent due (not paid!) as a management fee. However, during the 5 months HPG managed my building they collected a total of $17,785 in rent and charged EVP $13,361.32 in fees. As a result, HPG paid back to themselves 75% of the rent collected! Realize that this left only 25% of rental income to pay the monthly Contract for Deed, Utilities, Property Taxes, and Insurance.
